We have had a big week – 4 new listings (!!) and this last one is a treat!
So many of you have asked us about “fixer uppers” close to the beach…. The dream is to buy low, increase the value and enjoy living in paradise, or to fix it and flip it and enjoy the quick return on investment.
Unfortunately, “fixer uppers” have been few and far between and, when they do exist, they are scooped up before they make it to the market. In fact, we’ve seen very few opportunities like that recently, and certainly nothing under $200,000 USD. It’s hard to find an empty lot in the seaside village area for under $200,000, much less a house…. That’s why we are so excited about this newest listing – RAR304 – a 2 bedroom/2 bath house in the Pescadores neighborhood listed at $177,000 USD!
Why are we so excited? Location, location, location! This house is located on a nice size lot (200 square meters) in the “Pescadores” neighborhood of Puerto Morelos. This is an established neighborhood that is ripe for redevelopment due to it’s close proximity to the beach and village.
Pescadores is just east of Highway 307, tucked in behind the baseball fields that you pass as you drive into Puerto Morelos beach village from the highway. See map below. This neighborhood is a GREAT option for those who want to be close to the beach and village, but don’t want to pay the high costs of being right in the village.

Three Things We LOVE About This House:
- Location, location, location! Sorry to sound like a broken record, but really, this is a great location. It offers easy access to not only the beach and seaside village, but also to the grocery stores/shops of the Colonia and, of course, Highway 307. It backs up to a community park. It is near the new hospital. The list goes on and on!
- Large lot – this house is located on a 200 square meter lot. We do love the houses in the gated communities nearby, but they are typically on 160 – 180 square meter lots with very little outdoor space and neighboring homes built right on the lot lines. This house is in an established neighborhood with neighboring properties set back from the lot lines and a community park behind it! It’s nice to have a little breathing room!
- Potential! The sky is the limit here. You can take this good, basic house and turn it into something really special!
- Timing. This neighborhood is going to explode, buy now while the land/construction is still affordable.
