The property is unique for many reasons, not least of which is that it is located on two full lots – 600 square meters of land.  Dimensions are 24 meters by 25 meters.

There are two entrances to the property off Av. Niños Heroes — one is a guest entrance opening into a beautifully landscaped secret garden space with a pathway to the buildings, an area for bike parking and then on to the tropical courtyard with a built in BBQ grill, a hot tub, pool (with built in seating!) and a sandy beach with a palapa covered beach bar.  Yes, a beach (and beach bar) in your back yard!   The other entrance is a smaller gate which allows access directly to the front of the Villa.

Building A

The first building consists of a 2 bedroom/2 bath Villa on the ground floor, and 2 guest suites with a covered patio on the second floor.

Villa

If you are thinking of living on-site, the ground floor Villa is the perfect spot! Thoughtfully designed and furnished with a modern Mexican vibe, the Villa is ideal for coastal living! It’s a spacious, open floor plan home with soaring ceilings and natural light.  The updated kitchen will delight the cook and is open to the dining/living area making entertaining a breeze.   The wide open dining/living area is beautifully designed and furnished to comfortably accommodate gatherings of  friends and family.  This area opens out through glass sliders to a comfortably furnished covered patio overlooking the courtyard and pool.  Indoor/outdoor living, anyone?

The Villa has two generously sized bedrooms – a sunny primary suite with a king bed, custom closets and a spacious en suite bath.  The beautifully appointed guest bedroom is a bit smaller, but also hosts a king size bed and roomy closet.  A full guest bath is located between the bedrooms.

The Villa can be accessed through the front door which faces the street, or through a side door which is located in the pantry off the kitchen and is accessible from the common area just inside the guest entrance to the property.  And of course you’ve got the sliders out of the living area onto the covered private patio overlooking the courtyard and pool

Building A Guest Suites (#1 and #2)

The guest suites in Building A are both located on the second floor.  This palapa covered area is beautiful and breezy and each guest suite boasts it’s own semi-private patio overlooking the tropical courtyard and pool below.  The suites are substantially similar in size and amenities, but  each is decorated a bit differently.  Each suite has an open kitchen/dining/living area, complete with a modern kitchen with granite counters, comfortable living room furniture, TV, dining table and chairs, a full bath and a separate bedroom with a king size bed.  The suites are air conditioned and have ceiling fans in both the living area and the bedroom.

Underneath Building A you’ll find a storage cellar and there are also two utility type closets on the ground level.

Building B

The second building hosts a laundry room and guest suite on the ground floor, another guest suite on the second floor + a terrace and stairs up to a rooftop deck.

The ground floor guest suite (#4) is a client favorite, it’s the same kitchen and bedroom design as the suites in Building A, but here the living room opens up through glass sliders to a little private patio looking out into the tropical courtyard and pool area.

The second floor guest suite (#3) is a bit different – this one is more of a studio apartment – it’s a totally open floorplan with the updated kitchen and bath, a little dining area, couch and TV and king size bed all in the same space.  Windows bring in lots of natural light and the glass sliders take you out onto a private patio overlooking the courtyard and pool area.

There’s a terrace off this level and a circular staircase up to the fantastic roof deck!

Puerto Morelos

Known as the hidden jewel of the Mayan Riviera, Puerto Morelos delights with its wide, white beaches, vibrant town center, lively restaurant scene, charming shops and local artisan markets.  While it is just 20 minutes south of the Cancun International Airport and approximately 25 minutes north of Playa del Carmen, the vibe in Puerto Morelos is a million miles away from these tourist towns.
