When you enter off of Av. Ninos Heroes, you’re welcomed by a giant zapote tree arching over the spacious front courtyard area – this spot is ideal for enjoying your morning coffee while being serenaded by tropical birdsong, or enjoying a glass of wine in the late afternoon as you watch the Caribbean skies change and the twinkle lights come on.
The home itself is set back from the street on an oversize lot – which explains why it’s a hidden gem – many see the wonderfully painted gate and the beautiful tree, few see the home behind! This gorgeous property consists of two apartments, each with two bedrooms and one bath. You can enter each apartment separately, or go through the bottom level to a door allowing access to the staircase up to the second level.
Entering the ground level apartment, prepare to be charmed by the beautiful tile floors, high ceilings, wood framed windows and a surprisingly fresh ocean breeze. Up one flight of stairs (remember, you can access the stairs directly from the yard or go through the ground level, open a door and access the stairway) and you’re greeted by a wonderful little terrace overlooking the front courtyard. Inside you’ll find a spacious open floor plan living and kitchen area with an eat-in bar. The kitchen delights with turquoise tile and a traditional set up. Wood framed windows all around and high ceilings make this a wonderful space to forget all your troubles and enjoy life in the tropics.
There are two bedrooms in this unit as well – a larger “primary” bedroom – again, tons of windows! And access to two terraces. The air and light here is amazing. It’s perfect for a king size bed and there is a built in closet as well. The second bedroom is smaller, with a double bed and a bit smaller closet, but the secret here is that is opens out to the most wonderful covered terrace. Indoor/outdoor living at it’s finest!
The shared bath is spacious with a beautifully tiled oval shower as well.
This home offers great indoor/outdoor living spaces in both the front and back of the home (and upstairs on that gorgeous terrace!). The large front yard has a seating area, and then another area for parking bikes, storage, etc. Out back you’ll find another gorgeous tropical area with a patio, and a separate structure with a washer/dryer and a full bathroom. There’s no pool at the moment (the best pool ever – the Caribbean Sea – is less than a 5 minute walk away!) but there’s plenty of room to add a pool either in front or back of this property.
Known as the hidden gem of the Mayan Riviera, Puerto Morelos delights with its wide, white beaches, vibrant town center, lively restaurant scene, charming shops and local artisan markets. While it is just 20 minutes south of the Cancun International Airport and approximately 25 minutes north of Playa del Carmen, the vibe in Puerto Morelos is a million miles away from these tourist towns.

And in the past 6 years investment in Puerto Morelos has soared, with investors betting on the continued desire for an authentic fishing village with a laid back vibe (and amazing restaurant scene!) close to a major international airport. Speculation has paid off, as rental occupancy rates continue to climb and demand in high season still seems to outpace availability of rental units close to the beach.
